Bethany Village / Morrisville Retail Center, Morrisville, NC
In 2005, Tribek Properties, Inc. proposed to build a commercial project at the corner of Davis Drive and Morrisville Carpenter Road in Morrisville, NC. The project consisted of 24,000 square feet of retail, 12,000 square feet of office, a 45,000 square-foot grocery store, a 14,820-square foot pharmacy, and a fast food restaurant with a drive-thru restaurant. The site plan proposed two access points on Davis Drive and two on Morrisville Carpenter Road.
Davenport Transportation Consulting (DTC, formerly John Davenport Engineering Inc.) was contracted to provide a traffic study for the proposed development. Five intersections were included in the study and were analyzed for existing and future conditions.
Study recommendations were made addressing multiple turn lane and new separate lane improvements, and a traffic signal improvement subject to a traffic warrant study. This development was proposed at a rapidly developing intersection within the town. Projects were already planned for all of the other three corners. Trip generations for these projects were included in the analysis, as well as the other committed improvements by the developers. In addition, proposed NCDOT improvements and the Town of Cary were also included.
Following up on the results of the initial traffic study, Tribek Properties, Inc. hired DTC (formerly JDE) in 2006 to provide the design of recommended roadway improvements as well as the design of a new traffic signal and the modification of an existing signal. These designs were completed to NCDOT standards and submitted for approval. JDE also secured access driveway permits from all appropriate agencies. Construction plans were submitted to the client.
In 2008, DTC (formerly JDE) was hired to prepare pavement marking plans and roadway design plans for additional improvements required for the Bethany Village / Morrisville Retail Center. These project improvements included the design of an additional left turn lane at Morrisville-Carpenter Road, completed to NCDOT design standards.
